Beautiful Miami Springs.  Tree City USA.  Our secret paradise in Miami Dade County!

Rather than giving you the Short Sales and Foreclosures for the las 90 days, as promised last week, here are the year to date numbers which provide a better picture.

During the first 5 months of 2016 there was 1 property SOLD as a Short Sale and 6 SOLD as an REO (Foreclosed).  The price per square feet for the Short Sale was $161.70 with 2776 sq ft. The REOs Sold for an average price per square feet of $173.06 with an average size of approximately 1624 sq ft.

During the first 5 months of 2015 there were 4 properties SOLD as Short Sales and 5 SOLD AS REO (Foreclosed).  The average price per square feet on the Short Sales was $165.70 with an average size of 2120 sq ft.  The REOs Sold for an average price per square feet of $134.90 with an average size of 2104 sq ft.

As you can see, the prices for the REO properties in 2016 are not what they were a year ago!

Next week I will look at the number of properties for sale that have pools and those that are water front (canal or Lake) with and without pools.
